Booking Conditions 

Reservations made are subject to availability of accommodation and payment confirmation. 

To confirm the reservation, the guest must make the respective payment, as foreseen in the advertisement. 

The values ​​of the reservation fees, deposit, cleaning fee, cancellations or other conditions, are those announced at any time in the advertisement.

All prices include VAT at the legal rate in force.


Payment options

Payment for reservations can be made using an American Express, Visa, Maestro or MasterCard credit card.

Guests are also subject to the particular rules available in the accommodation advertisement.


Cancellation policy

Free cancellation up to 7 days before arrival (unless otherwise stated in the advertisement) after requesting a refund from Feathers Houses.

There is a security deposit of €200 associated with each booking, unless otherwise stated on the property. This deposit is returned between 2 and 5 days after checkout and verification of accommodation


Stay conditions

The holder of the reservation must be at least 18 years old and must stay in the reserved accommodation during the entire stay. Guests under the age of 18 can only be accommodated if accompanied by an adult who is the holder of the reservation. 

The reservation holder must provide a valid telephone number and email address. 

Smoking is not allowed inside the accommodation. 

It is not allowed to have parties inside the accommodation.

Under the terms of subparagraph a) of paragraph 1 of article 45 of the Convention Implementing the Schengen Agreement, the accommodation of foreign citizens must be communicated to the SEF, by which means all those who do not have Portuguese nationality.

For the purposes of the previous number, all guests with foreign nationality must provide all information regarding their identification, until the maximum period of the check-in date, through the Accommodation Bulletin. 

Guests must notify the host of any damage to the accommodation, contents, equipment or fixtures that occurs during their stay, even if the guest considers the damage to be regular wear and tear and not their fault. If the guest fails to notify the host of such damages, they may be held liable for them.


Check-in and Check-out

Upon check-in, identification documents of the person responsible for the reservation, as well as of all foreign guests, may be requested, in order to confirm the information provided.

Unless otherwise agreed, on the check-in date, entry will be made from 3:00 pm.

Check-out is until 10:00 am and all guests must leave the accommodation by the scheduled time.

Any change to check-in and check-out dates and times must be confirmed by the host.

The host is not responsible for any items left inside the accommodation after the guest has checked out.

Any belongings found in the accommodation can be returned on request.

The guest is fully responsible for all expenses related to the process of returning their belongings.


Cleaning, sheets and towels 

Accommodation will be cleaned prior to guest arrival. The basic service includes a set of towels, bed linen and extra blankets. 

dditional cleaning services and products, including linen and towel changes, are included for stays longer than 7 nights, on request.

Guests must keep the accommodation as organized and clean as possible, delivering it at the time of check-out, in the best conditions.

Guests must not leave garbage inside the accommodation, next to the door or outside the door of the building (when applicable), and must use the garbage bins on the street intended for this purpose.


Noise, Illegal Activity, Security

Under the law, the night rest period is between 10 pm and 8 am, so guests must remain silent.

Guests must not disturb neighbors, namely when opening or closing the door of the accommodation or the door of the building where it is integrated (when applicable). 

Reservations for illegal or immoral activities are not accepted.

Guests are primarily responsible for their own safety during their stay. Legislation and Acts of God 

This agreement is between the guests and the host, who is duly authorized to arrange the rental of the accommodation. This agreement grants guests authorization to occupy the accommodation during the period and under the agreed terms. 

Guests are not tenants of the accommodation and do not have exclusive possession of it.

In the rare event that a booked accommodation becomes unavailable, due to damage caused by any circumstance not attributable to the host, namely water or gas leaks, the host will not be responsible for the inconvenience caused, however, he will take all necessary measures to change the guest for accommodation with similar characteristics.


Changes and applicable jurisdiction

The host reserves the right to update its terms and conditions at any time as needed. 

These terms and conditions are subject to Portuguese law. The Portuguese Courts have exclusive jurisdiction in the event of legal action relating to any reservation.
